BUILD CANADA HOMES INITIATIVE

The Build Canada Homes Initiative is a national framework developed to accelerate the creation of affordable, efficient, and sustainable housing across Canada. The initiative focuses on removing barriers to construction by providing pre-approved housing designs, streamlined permitting pathways, and standardized building models that meet both CMHC and municipal development guidelines.

Through collaboration with builders, municipalities, and housing innovators, Build Canada Homes enables faster project delivery, cost savings, and consistent quality, all while supporting Canada’s long-term housing affordability and climate goals.

By aligning with this initiative, organizations like Garden Haven Suites can deliver housing solutions with the path of least resistance, ensuring that every home built contributes to stronger, more inclusive, and resilient communities nationwide.

 Prefabricated wall panels are manufactured in a controlled environment to ensure precision, consistent quality, and superior performance. They significantly reduce on-site construction time, labour costs, and weather-related delays. With built-in energy efficiency and fire-rated assembly options, prefabricated wall panels deliver a faster, smarter, and more sustainable way to build 

Premium ICF Walls

Insulated Concrete Form (ICF) walls combine concrete with high-performance insulation to create a structure that is exceptionally strong, durable, and energy efficient. They provide superior airtightness, sound reduction, and thermal comfort compared to traditional wood framing. With outstanding fire resistance and long lifespan, ICF walls deliver long-term value while enhancing occupant safety and comfort. 

FUNDING OPTIONS

  

If you’re a homeowner or small developer interested in building a Garden Haven Suite, there are several grants and low-interest financing programs available to help reduce your upfront costs.


CMHC Secondary Suite / ADU Funding:  Offers flexible loans and forgivable grants for affordable or energy-efficient backyard units.
 

Municipal Incentives:  Many cities provide permit fee rebates, development charge reductions, and fast-track approvals.

Canada Greener Homes Program:  Provides grants up to $5,000 and interest-free loans up to $40,000 for energy-efficient construction, ideal for Garden Haven Suites built with ICF or prefabricated systems  


In addition to grants and rebates, several mortgage-based financing solutions are available to help homeowners build a Garden Haven Suite or convert part of their property into an income-generating secondary unit.


1. Refinance or Equity Take-Out Mortgage

If you already own your home, you can leverage your home equity to finance the construction of your Garden Haven Suite.

Access up to 80% of your home’s appraised value (less any outstanding mortgage).

Funds can be used for design, permits, construction, or energy upgrades.

Interest rates are often lower than unsecured loans or lines of credit.


2. Construction or Renovation Mortgage

Ideal for homeowners adding a new secondary suite or ADU on their property.

The loan is advanced in stages based on construction milestones.

The lender may include future rental income from the ADU in qualification.

Works well when paired with CMHC-insured or municipal affordable housing programs.


3. CMHC-Insured Secondary Unit Mortgage

Through CMHC’s Mortgage Loan Insurance for Secondary Suites, borrowers may qualify for an insured mortgage to add a self-contained rental unit.

Helps reduce down-payment requirements.

Can be combined with CMHC ADU or Green Home initiatives for maximum affordability.


4. Specialized “Laneway / Garden Suite” Mortgage Products

Select lenders (such as Scotiabank, RBC, Meridian, and DUCA) have pilot programs for ADU, laneway, and garden suite financing, allowing funds to be rolled into a single mortgage.
